What do the complex ratings mean?
The condo complex ratings are the opinion of the IslandRatings.com staff. A variety of factors go into the complex ratings. These factors include complex location, size, amenities, complex layout, square footage of units, and general upkeep and maintenance of the properties.
5 Star- Luxury Complex
These complexes are usually direct beach front and are generally lower density (4-24 units.) These condos have large square footages with normally two or three bedrooms and baths. They may also have ground floor beach cabanas. Amenities will typically include pool, elevator, and under building or garage parking. There are not many of these condos available for rentals on the island, as many owners choose not to rent. Bi-weekly and monthly minimums apply at many of these complexes.
4 Star- Upscale Vacation Complex
These are usually direct gulf front complexes and will typically have smaller square footage than the 5 star properties. Amenities will typically include pool, tennis, assigned parking, elevators, and an in-room washer/dryer. Landscaping and maintenance of the grounds at these locations is outstanding. These complexes were designed to maximize gulf views from all condo units.
3 Star- Vacation Complex
These complexes are typically located either beach front or bay front. Most of the apartments in this type of complex have one or two bedrooms. Normally these are direct Gulf-front units and/or units within the complex that are not on the beach but within a few hundred feet of shore. Pools, tennis and other amenities are usually a part of the complex. Views from back units, square footage, or general upkeep of the properties, or a lack a certain amenities may distinguish these properties from higher rated ones.
2 Star- Basic Complex
These complexes can be located either gulf front, bay front, or in an interior location on the islands. They have been rated lower than those above because of a variety of factors which may include location, lower square footage, or a lower level of amenities available.
1 Star- Budget Complex
These complexes are likely in an interior location on the island and have a low level of amenities available.
Island Ratings is rating the condo complex only. Interior condo units are individually owned and interiors reflect the taste and budget of the individual owners. Please carefully review pictures of the interiors before choosing a vacation rental.
